The Account Model

Built for the person who answers for every address

Managing security across a portfolio usually means juggling several vendors, each with its own reports, standards and billing. Our account model replaces that with one structure that grows with your book of properties.

  1. 01

    Single point of contact

One account lead who knows every property on your list. A new problem site is one email or call away, not a fresh procurement process.

  2. 02

    Consistent post orders

A common core of rules for how guards handle trespass, alarms, keys and incidents, plus a site-specific page for each address: access points, contacts, known trouble spots.

  3. 03

    Consolidated reporting

Digital shift and incident reports with photos, in the same format for every site, sent to the people you choose: you, the site super, the owner or the board.

  4. 04

    Flexible scaling

Add a newly acquired building, step a site up to a full-time guard during a turnover, or drop to patrols once a vacancy is leased. Emergency guard deployment takes about 30 to 60 minutes, depending on travel.

Headache → Response

The calls you get, and what we do about them

Security on managed property sits inside Ontario law: the Trespass to Property Act, the Residential Tenancies Act and municipal by-laws. Our guards work within those limits, on your written instructions.

Vacant units and buildings

Break-ins, squatting and insurers asking for evidence of regular checks. Toronto’s property standards rules expect owners of vacant buildings to prevent unauthorized entry.

Scheduled vacancy checks of every door, window and hatch, each logged with a time-stamped photo. Forced entry is reported straight away, and the report history becomes your evidence of diligence.

Trespassers in common areas

People sleeping in stairwells, using parking garages after hours, or returning to a site they’ve been told to leave.

Under Ontario’s Trespass to Property Act, an occupier can authorize someone to act for them. With your written authorization, our guards direct people to leave and give trespass notice on your behalf, calmly and respectfully, then document each contact so repeat cases are on record.

Encampments on private land

Tents on a vacant lot or behind a plaza, with real safety, fire and liability concerns on every side.

A measured approach agreed with you in advance: observe and document, report to you the same night, follow the outreach and police contacts your policy names, and never handle people’s belongings by force. Our role is to keep you informed and the situation safe.

Tenant disputes and noise

Neighbour conflicts spilling into hallways, late-night complaints, and accusations you’ll need to respond to later.

Guards de-escalate in common areas and write down what they saw and heard, without taking sides. They do not enter rental units: entry is governed by the Residential Tenancies Act and stays with you. The incident report gives you a neutral record for next steps.

Parking abuse

Non-residents in visitor stalls, abandoned vehicles, blocked fire routes and loading zones.

Patrols log plates and photograph violations on every visit. In Toronto, ticketing on private property for someone else requires a City-licensed private parking enforcement agency, so we don’t issue tickets; we hand you, or your licensed enforcement or towing provider, a clean record to act on.

2 a.m. alarms and calls

A tripped alarm at an industrial unit or a tenant reporting a broken entry door, with nobody from your team on shift.

Alarm response is dispatched immediately, 24/7/365. The guard checks the property, secures what can be secured, and reports to your on-call contact, so you decide whether to wake anyone else up.

Questions from property managers

Property management security FAQs

Can one company really cover every property in our portfolio?

Yes, as long as the coverage matches each site. A condo might need a concierge guard while a vacant plaza needs two patrol visits a night; both sit under one account, one contact and one reporting format. We serve 10+ GTA cities daily, so spread-out portfolios are normal for us.

Can your guards tell trespassers to leave on our behalf?

With your written authorization, yes. Ontario’s Trespass to Property Act lets an occupier authorize others to act for them, so our guards can direct people to leave and give notice prohibiting return. They do it by de-escalation and documentation, and involve police only when the situation calls for it.

Will your patrols issue parking tickets?

No. In Toronto, tagging vehicles on private property for someone else requires a separate City licence as a private parking enforcement agency. Our patrols record plates and photograph violations, which gives you or your licensed enforcement provider the evidence to act.

How do reports work when we manage many sites?

Every guard and patrol files a digital shift or incident report with photos in the same format, whichever property it covers. You decide who receives which site’s reports, so an owner sees their building while your team sees everything.

How quickly can you cover a property that has just become a problem?

For emergencies we can usually have a licensed guard on site in about 30 to 60 minutes, depending on travel. For a property you’re adding to the account, we start with a free site security assessment and written post orders so coverage is right from the first night.
